Rentals Application Form & Rental Agreement

  This agreement is in reference to the property  located at 9974 Edward St Port Franks, Ontario Canada

as pictured and described on our website: www.2get.com   The issuance of a written confirmation of a rental booking to the renter shall complete a binding contract between the owner and the renter.

  Rental bookings require:

1.    cash or a certified cheque for the rental deposit of $500.00 or one half of the rental amount (whichever is less) per week

2.    this signed application and agreement form

3.    A security deposit for $500.00 is required for all bookings in the form of cash a certified check, money order or paypal. The security deposit must be obtained on or before entry.  The security deposit will be held provided there is no additional cleaning required, no damage has occurred to the cottage or the equipment supplied. Any charges for the above will be deducted from the security deposit.

Confirmation

Rentals will confirm the rental booking with the renter in writing upon receipt of the required rental deposit, security deposit, signed rental application form and signed terms and agreements form and provide an information package.

Final Payment

Final payments shall be made by certified cheque, cash or money order made payable to Ian Stanton before entry.

The legal small print

(the following has become unfortunately necessary – please call if you need clarification for any of the following)

  Tenant agrees that the vendor or her heirs will not be held responsible for accidents causing personal injury, death or loses, The vendor will be forever free of monetary claims and lawsuits for any reason.

Receipt of a deposit prior to our written confirmation of the reservation shall not constitute acceptance of a booking.

Check in time is 4PM and check out at 10 AM.  Please contact us with requests if another time is required.  These times represent the usual times to allow for inspection, etc, but we may be able to be flexible (except the months of July and August - 10AM check out is required).

Any cancellation by the renter shall be in writing and addressed to Ian Stanton.  We will try to re-book the cottage for the entire period of the original booking.  If we are successful in re-booking the cottage for the entire period, any money paid by the renter for that period shall be returned in full.  If the period of the original booking is only partially re-booked, then the money paid relating to that re-booked portion shall be returned to the renter.  If we are unsuccessful in re-booking any portion of the original booking period, then all money paid by the renter shall be forfeited by the renter.

The renter shall keep the cottage property and all furniture, fixtures, chattels, fittings and effects in the same state of repair and condition as at the start of the rental period, and shall leave the cottage property in the same state of cleanliness and general order in which it was found.  Failure to do so may result in deductions from the security deposit.  Cleaning that is not completed will be deducted from the security deposit at a rate of $50 per hour for the time it takes to complete the cleaning for you. 

Maximum Occupancy: 6 people including children adults and day visitors.

There is a maximum number of persons permitted at this cottage, includes children, daytime & overnight guests. Who must be those listed on the application form (as listed above).  Booking us suggests acceptance of the maximum occupancy rules and the following consequences (exceptions sometimes permitted, but must be in writing). Renters who have unauthorized guests at the cottage are subject to either immediate eviction without refund or a $100.00 per guest charge, at the discretion of us.  Subletting of the cottage is not permitted.  Where separate parties will be occupying the cottage at separate times, rental applications must be completed for each party.

Camping, tenting and trailers are not allowed on the property without prior written consent. Pets are not permitted on the cottage property, and smoking is not permitted in the cottage (minimum cleaning charges of $200 will apply for violation).

The renter shall grant access to the cottage to representatives or us at any reasonable time during the rental period.

Cottage cleaning is not included with the rental. It is the responsibility of the renter(s) to ensure the property is left thoroughly clean and tidy. We have a contact number for a cleaning lady if interested.
 

We will provide you with an information package including amount owing on arrival, directions to the cottage, cottage rules and inventory and a cleaning checklist and instructions for checking in and out.  Linens and towels are NOT provided at the cottage.

I have read, understand and agree to abide by these terms and conditions during my rental period.  By renting our property I have accepted all the above terms. I acknowledge that all of the information I have provided above is true.
